1. Due Diligence Responsibility

All parties engaging with Innovation Eco Solutions Ltd—including clients, employment or broker applicants (direct or indirect), brokers (individuals or companies), suppliers, vendors, and third-party representatives—are required to perform their own due diligence prior to entering any form of engagement, including:

  • Reviewing the nature and scope of services offered (whether listed on the website or not)
  • Understanding and accepting all terms, policies, and disclaimers
  • Clarifying any unclear terms or conditions in writing with a Director of the company only

Innovation Eco Solutions Ltd accepts no responsibility for misunderstandings or assumptions arising from third-party interpretations or lack of direct written confirmation.

2. Zero Tolerance for Offensive Behaviour

We uphold a strict zero-offence policy against any form of:

  • Abuse, harassment, or intimidation
  • Disrespectful behaviour or language
  • Discrimination or bullying
  • Verbal or physical threats

This applies to everyone, including but not limited to:

  • Clients and prospective clients
  • Applicants for employment, collaboration, or broker roles (direct or indirect)
  • Brokers (individuals or limited companies)
  • Staff and contractors
  • Suppliers, vendors, and visitors to our premises

Such behaviour may result in immediate termination of communication or contract, and legal action may be pursued under applicable UK law.

3. Prohibition on Misuse and Miscommunication

No person or entity—including clients, applicants, brokers, staff, suppliers, or any third party—may:

  • Misuse the company's name, brand, materials, or digital assets
  • Misrepresent the services, terms, or policies of the company
  • Communicate inaccurate or misleading information regarding Innovation Eco Solutions Ltd or its partners

Any clarification must be sought directly and in writing from a Director of the company. Reliance on middlemen, brokers, or unauthorised third parties is strictly discouraged and will not be accepted as a valid source of information.

4. Rumours, Gossip, Defamation, and Reputational Harm

Any rumour-mongering, gossip, defamation, or reputational damage—whether written, verbal, or implied—caused by clients, applicants, staff, brokers, suppliers, or third parties against:

  • Innovation Eco Solutions Ltd
  • Its directors, staff, services, platforms, or partners

Will be treated as a serious legal matter. If proven, the offending party shall be held fully responsible for:

  • All monetary damages
  • Reputational loss, including professional credibility and goodwill
  • Legal expenses, including solicitor/attorney fees, court costs, administrative time, and recovery efforts

We reserve the right to pursue full legal remedy under the Defamation Act 2013, Protection from Harassment Act 1997, and related statutes.

5. Accusations and Claims Must Be Supported by Evidence

Innovation Eco Solutions Ltd will not respond to accusations, allegations, or complaints unless they are backed by valid, objective, and documented evidence.

This applies to all parties, including clients, applicants, brokers, staff, suppliers, and third-party intermediaries.

Malicious, false, or unsupported claims may result in:

  • Immediate termination of engagement
  • Legal action for damages
  • Full recovery of legal, administrative, and reputational costs by the company

Frivolous accusations may constitute defamation, malicious communication, or harassment under UK law.

6. Damage to Property, Staff, or Company Assets

Any damage—physical, emotional, or reputational—caused to:

  • Company assets, machinery, systems, or premises
  • Staff, brokers, or partners (including emotional or psychological harm)
  • Brand reputation or online/digital platforms

By any client, applicant, broker, supplier, or third-party contact (direct or indirect), will be met with immediate legal action.

The responsible party will be held liable for:

  • Full cost of repair, recovery, or compensation
  • Medical, psychological, or professional remediation
  • Associated legal and administrative expenses incurred by the company

7. Written Agreements Required for All Engagements

No commercial, employment, or service relationship with Innovation Eco Solutions Ltd will be recognised unless it is:

  • Documented in writing
  • Mutually signed by both parties
  • Confirmed by a Director of the company

Verbal or informal agreements are null and void. If there is no written, mutually agreed document, the company will consider that no transaction or relationship exists.

8. Strictly Non-Refundable Policy

All payments made to Innovation Eco Solutions Ltd are strictly non-refundable, including:

  • Consultancy or digital services
  • Project development and subscription fees
  • Training, certifications, or platform access
  • Visa sponsorship, licensing, or recruitment costs
  • Any other direct or indirect service or arrangement

No refund will be issued unless a specific, signed agreement is in place prior to the transaction, agreed by both parties. This policy applies to all engagements—past, present, and future.

10. Governing Law and Jurisdiction

These Terms and Conditions are governed by and interpreted in accordance with the laws of England and Wales.

All disputes, claims, or proceedings shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Acceptance of Terms

PropertySourceHub.com (referred to hereafter as "the Service", "Website", "Property Source Hub", and "we", "us" and "our") is operated by Innovation Eco Solutions Ltd. (Company Number: 15222483). Registered office: 20 Wenlock Road, London, England, N1 7GU.

Property Source Hub is a trading name and digital platform wholly owned and administered by Innovation Eco Solutions Ltd. All contractual relationships formed through use of this Service exist directly between users and Innovation Eco Solutions Ltd.

By registering and using our platform, you agree to abide by these terms and conditions. Please read them carefully before proceeding with registration.

12. Modifications to This Agreement

We reserve the right, at our sole discretion, to change, modify or otherwise alter these terms and conditions at any time. Such modifications shall become effective immediately upon the posting thereof. You must review this agreement on a regular basis to keep yourself apprised of any changes.

13. Eligibility for Use

Property Source Hub reserves some parts of the Service exclusively for professional property sourcers, investors, and related service providers who are acceptable to Property Source Hub in its sole discretion. Although Property Source Hub attempts to limit the use of these parts of the Service to such qualified professionals, nothing herein shall create any right of action against Property Source Hub for failing to adequately screen potential users or prevent the use of Property Source Hub or the Service by users who are not qualified professionals.

14. Definitions

  • Deal Sourcer: A user who sources property deals for investors.
  • Investor: A user looking for property deals to invest in.
  • Landlord: A user who lists rental properties or seeks investment opportunities.
  • Estate Agent: A user who facilitates property transactions.
  • Lead: A user of Property Source Hub's services that contacts you after finding your details via Property Source Hub.
  • Converted Lead: A Lead that completes any financial transaction with you for your services.
  • Referral Fee: The fee payable to Property Source Hub, equal to a fixed percentage of any fees paid by a Converted Lead to you within 24 months.

15. Account Registration & Security

  • Users must provide accurate and complete information during registration.
  • Each email ID is linked to only one user type.
  • Users cannot log in on multiple devices simultaneously.
  • We reserve the right to verify identities and request additional documentation.

16. Content

You understand that all advertisements, postings, messages, text, files, images, photos, video, sounds, or other materials ("Content") posted on, transmitted through, or linked from the Service are the sole responsibility of the person from whom such Content originated.

By posting Content to any part of the Service, you automatically grant, and you represent and warrant that you have the right to grant, to Innovation Eco Solutions Ltd. an irrevocable, perpetual, non-exclusive, transferable, fully paid, worldwide license (with the right to sublicense) to use, copy, publicly perform, publicly display, reformat, translate, excerpt (in whole or in part) and distribute such Content for any purpose on or in connection with the Service or the promotion thereof.

17. Platform Usage & Restrictions

  • Users must not engage in fraudulent activities or misrepresent property details.
  • Abusive, discriminatory, or offensive language is strictly prohibited.
  • Only genuine property images and information may be uploaded.
  • Users must adhere to UK GDPR and data protection laws.
  • The use of bots, scraping tools, or unauthorized automation is forbidden.
  • You may not decompile or disassemble, reverse engineer or otherwise attempt to discover any source code contained in the Service.

18. Intellectual Property Rights

PropertySourceHub.com and all related content, functionality, and branding are the intellectual property of Innovation Eco Solutions Ltd.

Users may not copy, reuse, reproduce, distribute, or modify any content or features of PropertySourceHub.com without express written consent.

Property Source Hub, as well as certain other of the names, logos, and materials displayed on Property Source Hub, constitute trademarks, trade names, service marks or logos ("Marks") of Property Source Hub or other entities. You are not authorized to use any such Marks.

19. Third Party Content, Sites, and Services

Property Source Hub and Content available through the Service may contain features and functionalities that may link you or provide you with access to third party content which is completely independent of Property Source Hub.

Your interactions with organizations and/or individuals found on or through the Service, including payment and delivery of goods or services, and any other terms, conditions, warranties or representations associated with such dealings, are solely between you and such organizations and/or individuals.

20. Payments & Refund Policy

  • User registration and monthly subscription fees are non-refundable.
  • We reserve the right to modify pricing and subscription plans with prior notice.
  • All fees paid for Leads are non-refundable.
  • Fees for subscription services and advertising are non-refundable unless otherwise stated in writing for a specific promotional program.

21. Account Suspension & Termination

  • We reserve the right to suspend or terminate accounts without notice or reason.
  • Accounts found in violation of these Terms may be permanently banned.
  • You may request termination effective at billing cycle end. We may terminate at will with prorated refund if no TOU violation exists.

22. Data Usage & Privacy

  • We may use user data to promote our offers or our partners offers.
  • User information may be shared with trusted partners for promotional purposes.
  • We comply with data protection laws, but users acknowledge that sharing information carries inherent risks.
  • Property Source Hub may, in its sole discretion, preserve or disclose your Content, as well as your information, such as email addresses, IP addresses, timestamps, and other user information.

23. Referral Agreement

As a Sourcing Agent registered on Property Source Hub, you agree to pay Property Source Hub a Referral Fee equivalent to a fixed percentage (as defined in your Referral Agreement) of any fees paid to you by a Converted Lead within 24 months following the date the Converted Lead was previously identified as a Lead via Property Source Hub's services.

You shall inform Property Source Hub of the Referral Fee earned within 10 working days of a Lead becoming a Converted Lead. Property Source Hub shall invoice you for the Referral Fee, which you agree to pay within 10 working days of receipt.

24. Paid Leads

  • We may charge a fee for you to accept or purchase a Prospective Investor Lead.
  • All fees paid for Leads are non-refundable.
  • We reserve the right, at our sole discretion, to decline a Lead on your behalf and/or offer the Lead to other Sourcing Agents.

25. Paid Postings

We may charge a fee to post Content in some areas of the Service. The fee is an access fee permitting Content to be posted in a designated area. Each party posting Content is responsible for said Content and compliance with the TOU. All fees paid will be non-refundable if Content is removed for violating the TOU.

26. Liability & Indemnification

We are not liable for any losses, damages, or disputes arising from property transactions conducted through the Platform.

You agree to indemnify and hold Property Source Hub, its officers, subsidiaries, affiliates, successors, assigns, directors, officers, agents, service providers, suppliers and employees, harmless from any claim or demand, including reasonable attorney fees and court costs, made by any third party due to or arising out of Content you submit, post or make available through the Service.

27. Disclaimer of Warranties

YOU AGREE THAT USE OF PROPERTY SOURCE HUB AND THE SERVICE IS ENTIRELY AT YOUR OWN RISK. PROPERTY SOURCE HUB AND THE SERVICE ARE PROVIDED ON AN "AS IS" OR "AS AVAILABLE" BASIS, WITHOUT ANY WARRANTIES OF ANY KIND.

28. Disclaimer of Listed Property Sourcing Agents/Agencies

You should always perform your own due diligence on any property sourcing agents/agencies ("Sourcing Agents") listed on Property Source Hub. When you contact and work with any Sourcing Agent, you are doing so at your own risk.

Our verification and approval of Sourcing Agents does not guarantee that they are 100% genuine, compliant and devoid of scams. While we try to ensure that all Sourcing Agents who are listed with us are authentic and compliant, there is a possibility that some are not.

29. Disclaimer of Investors/Buyers/Sellers

As a Sourcing Agent, you should always perform your own due diligence on any investors/buyers/sellers ("Prospective Investors") that contact you through Property Source Hub. When you contact and work with any Prospective Investor, you are doing so at your own risk.

30. Violation of Terms and Liquidated Damages

Please report violations to legal@propertysourcehub.com.

You will be liable to pay Property Source Hub the following as liquidated damages:

  • £1,000 for each message that impersonates others or includes unauthorized personal information
  • £100 for each message posted in excess of limits or each day of excessive access
  • £25 for each unsolicited email advertisement
  • £100 for each item of Content posted in violation of TOU
  • £3,000 for each day of unauthorized Content aggregation

31. Governing Law

These Terms & Conditions are governed by the laws of the United Kingdom. Any disputes will be resolved in UK courts.

32. Responsibility to Update Listing Status

If the deal is sold outside of the Property Source Hub platform, please ensure that you promptly update the status of your property listing to "Sold" or request its removal. Timely updates help maintain the integrity of our platform. Failure to update the listing status or notify us may result in applicable platform charges being applied to the card registered during your account setup.

33. Intellectual Property Protection

All content on this website including but not limited to text, graphics, code, images, and design elements are the intellectual property of Property Source Hub and are protected by copyright and other intellectual property laws.

34. Prohibited Activities

By using this website, you explicitly agree NOT to:

  • Use any automated means, including AI tools, bots, scrapers, or crawlers, to access, analyze, copy, monitor, scan, or extract content from this website
  • Recreate, replicate, or generate similar content based on the materials found on this website using AI generative tools
  • Reverse engineer any aspect of this website
  • Circumvent any measures we have put in place to prevent or restrict access

35. Legal Consequences

Any violation of these terms may result in immediate termination of your access to the website and legal action for copyright infringement and violations of intellectual property rights.
